House Standards & Safety Policy

Please read carefully before your arrival. By staying at the villa, you agree to comply with all rules below.

The villa is rented exclusively for private holiday accommodation. Business use or party-style stays are not suitable for this property.

Only guests included in the reservation and properly registered may access or use the villa. Visitors and third parties not included in the reservation are not permitted. The maximum occupancy is 10 persons at any time (including infants) and may never be exceeded. All overnight guests must be registered before check-in in accordance with Spanish legal requirements. Any person remaining on the property overnight must be registered as a guest, in accordance with Real Decreto 933/2021. No completed registration means no check-in, in line with local legal requirements.

Guest information may be processed only where necessary for guest registration, legal reporting to the authorities, tourist tax calculation, verifying authorised access to the property, or resolving issues related to the reservation. Personal data is not used for profiling, marketing, or monitoring guests' behaviour.

📌 The presence of unauthorised or non-registered persons is considered a serious violation of the house rules and may result in immediate termination of the stay without refund, reporting of the incident, and/or further action in accordance with applicable regulations.

A tourist tax may apply where required by local law. It is calculated according to the applicable local rates at check-in, unless it has already been collected or handled by the booking platform.

Parties, events, gatherings with external attendees, retreats, workshops, commercial activities, filming, professional photo shoots, subletting, or paid activities are not allowed without prior written approval. The villa is for private holiday accommodation only. Personal holiday photos and videos are welcome. Commercial photography, filming, sponsored content, influencer campaigns, brand shoots, or promotional use of the villa require prior written approval.

Please respect the neighbours and the residential character of the area. Quiet hours — indoors: 22:00–09:00; outdoors: 21:00–09:00. During quiet hours, please avoid loud conversations, shouting, music, gatherings on terraces, loud games, or noise around the pool and garden. Outdoor music or amplified sound is not allowed at any time. The swimming pool must not be used during quiet hours.

📌 Repeated noise complaints may result in termination of the stay without refund.

Smoking is strictly prohibited inside the villa. This includes cigarettes, cigars, pipes, e-cigarettes, vapes, and prohibited substances. Smoking is allowed outdoors only. Please keep doors and windows closed so smoke does not enter the villa. Cigarette butts and ash must be disposed of properly. Do not throw cigarette butts on the ground, in plant pots, in the pool, in drains, or around the garden. Smoke odour, ash, cigarette burns, or improper disposal may result in additional cleaning or repair costs.

📌 Violations may result in cleaning fees and/or termination of the stay without refund.

Pets are allowed only with prior written approval. Approved pets must be supervised at all times and must not cause damage, stains, odours, excessive hair, noise, or disturbance. Pets are not allowed on beds, sofas, indoor textiles, decorative items, or pool furniture unless expressly approved. Guests must clean up after pets immediately. Unauthorised pets are not allowed and may result in additional cleaning, sanitation, or damage costs where applicable.

📌 Unauthorised pets may result in eviction and additional charges.

🏊 Pool hours

  • June – September: 08:00 – 22:00 (open-air pool)
  • April, November: 12:00 – 18:00 (heated pool under the dome)
  • May, September, October: 10:00 – 20:00 (heated pool under the dome)
  • December – March: the pool is not heated and is not offered as a heated pool service

Outside these hours the pool must not be used, and the dome must remain closed.

In winter the pool may still be heated if separately confirmed by the host. Keeping the dome closed as much as possible helps keep the water warm, and swimming is comfortable with the dome closed.

There is no lifeguard. Pool use is at the guest's own risk.

  • Children must be supervised by an adult at all times
  • No diving or jumping into the pool
  • No glass, sharp objects, or food in or near the water
  • Glass, bottles, cups, plates or any breakable objects are strictly prohibited in the pool area
  • No running around the pool
  • No loud games or shouting near the pool
  • No pool use under the influence of alcohol, drugs, or substances
  • Do not touch pool equipment, filters, pumps, lights, covers, or maintenance systems
📌 Please do not use indoor towels, bedding, cushions, blankets, or decorative textiles in the pool area.
📌 Any additional pool cleaning, water treatment, technical intervention or equipment reset required due to improper use of the pool or pool area is not included in the standard cleaning and may result in additional charges.
📌 If the pool or dome is left open outside the allowed hours and an unplanned technical service visit is required, additional costs of up to €100 may apply, depending on the actual cost incurred.

Children and minors must be supervised at all times, especially near the pool, stairs, terraces, balconies, glass doors, kitchen appliances, electrical equipment, garden, and outdoor areas. Parents, guardians, and the booking guest are responsible for supervising children during the stay. Emergency number in Spain: 112.

Parents and guardians are fully responsible for incidents involving minors due to lack of supervision or disregard for safety rules.

The villa is located in a Mediterranean environment where insects, pollen, dust, humidity, plants, wildlife, and common cleaning products may naturally be present. Guests are responsible for managing their own allergies, medical conditions, medication, and personal safety needs during the stay.

📌 The owner is not liable for allergic reactions unless informed in advance.

By staying at the villa, guests accept the ordinary risks associated with holiday accommodation, including an unattended pool, wet or slippery surfaces, stairs, terraces, weather conditions, insects, plants, wildlife, and normal outdoor or household conditions. Guests remain responsible for their personal safety and for using the villa, pool, terraces, appliances, and outdoor areas responsibly.

For safety reasons, please do not:

  • Sit or stand on railings
  • Climb on terrace walls, fences, pergolas, roofs, structures, or furniture
  • Lean dangerously over balconies or railings
  • Throw objects from balconies or terraces
  • Allow children to play unsupervised on elevated areas

The standard turnover cleaning included in the reservation covers normal preparation of the villa between guest stays, including:

  • Replacement of bed linen and towels
  • Standard cleaning of floors and surfaces
  • Bathroom refresh
  • Preparation of the villa for the next arrival

The standard cleaning fee covers normal cleaning after ordinary holiday use. Please leave the villa in a respectful, sanitary, and orderly condition. Extra cleaning costs may apply if the villa is left significantly beyond normal use, including:

  • Excessively dirty bathrooms, toilets, showers, floors, furniture, or outdoor areas
  • Unwashed dishes, pots, pans, glasses, or kitchenware
  • Food residues left in appliances or around the property
  • Barbecue or oven left dirty
  • Excessive rubbish
  • Stains from sand, mud, sunscreen, oils, makeup, self-tanner, hair dye, wax, ash, food, drinks, or similar substances
  • Blocked sinks, showers, toilets, drains, or appliances caused by food, sand, wipes, hygiene products, grease, hair, or unsuitable items
  • Cleaning of irons or appliances if something has been burnt onto them
  • Towels taken to the beach or used outside the villa
  • Misuse of appliances, towels, bedding, blankets, cushions, or decorative textiles
📌 Examples of improper use include running the dishwasher with food residues, incorrect use of the coffee machine, or using the robot vacuum for liquids, wet dirt, glass, ashes or outdoor debris.
📌 Please do not use indoor towels, bedding, blankets, cushions, or decorative textiles for the beach, barbecue, pool, garden, cleaning, pets, or outdoor use.

Please dispose of household waste regularly using the public waste containers nearby. Do not leave garbage, food waste, bottles, cans, packaging, takeaway containers, nappies, hygiene products, pet waste, or other rubbish inside the villa, on terraces, around the pool, in the garden, or anywhere on the property. Accumulated waste can attract insects, ants, rodents, cockroaches, flies, and other pests.

Guests are responsible for maintaining reasonable sanitary conditions throughout their stay and not only at check-out.

📌 If excessive waste causes odours, pests, additional cleaning, sanitation, or pest-control needs, additional costs may apply up to €300, depending on the severity and actual cost incurred.

Please use all appliances responsibly and follow any instructions provided. Do not leave cooking, irons, candles, appliances, or electrical devices unattended. Please switch off lights, air conditioning, heating, fans, and appliances when leaving the villa. Do not overload sockets or use unsafe adaptors. Electric vehicle charging and high-power equipment are not allowed without prior written approval. Please follow all posted safety notices and report any hazard, malfunction, leak, broken glass, electrical issue, or safety concern immediately. Unauthorised or abusive utility use may result in additional costs where applicable and supported by evidence.

Guests must also:

  • Use electrical appliances responsibly
  • Avoid leaving appliances running unattended
  • Follow posted signs and safety notices
📌 Ignoring safety instructions may result in injury for which the owner bears no responsibility.

Please help keep the villa secure. When leaving the property, please:

  • Close windows and doors
  • Close shutters or blinds where appropriate
  • Lock the villa correctly
  • Do not leave valuables in plain sight

Please report any issue with locks, doors, windows, shutters, gates, or security equipment immediately.

📌 The owner is not responsible for lost or stolen items if guests fail to secure the property properly.

The villa has outdoor-only security cameras for security and property protection. There are no cameras inside the villa and no cameras in bedrooms, bathrooms, living areas, or private/intimate areas.

Purpose of the system:

  • Prevent unauthorised access
  • Protect guests, property, and equipment

Cameras are used solely for security and access-control purposes, not for monitoring guests' leisure activities or daily routines. All cameras are clearly signposted and disclosed before booking. Complete CCTV information is provided privately to registered guests and is also available in the blue Guest Information folder at the villa.

Cameras do not:

  • Monitor behaviour or leisure activities
  • Record pool use
  • Identify individuals or count guests
  • Observe routines or personal conduct
📌 Please do not cover, move, disconnect, obstruct, damage, or tamper with any camera, Wi-Fi, router, power supply, signage, or security equipment. Tampering with security cameras or security equipment may result in additional costs of up to €200, depending on the issue and actual cost incurred. Full CCTV information is provided in the villa folder.
📌 Any interference with the cameras or security equipment may also result in notification to the booking platform and possible termination of the stay without refund.

Please report any damage, breakage, malfunction, missing item, leak, safety issue, or incident as soon as possible during your stay. Guests may be responsible for damage, missing items, excessive cleaning, blocked drains, broken equipment, smoke odour, pest-control needs, unauthorised persons, unauthorised pets, or avoidable costs caused during the stay.

Guests must treat the villa, furniture and equipment with care. Any damage caused must be compensated by the guest responsible.

Any reimbursement request will be reasonable, proportionate, and, where applicable, supported by evidence such as photographs, inspection reports, invoices, receipts, staff reports, neighbour complaints, platform messages, written communications, or permitted exterior camera footage in compliance with data protection laws. Where applicable, reimbursement or additional charge requests may be handled through the booking platform.

📌 The owner is not liable for injuries resulting from negligence, misuse of equipment, or ignoring safety instructions.

Before check-out, please:

  • Dispose of household waste in the public containers nearby
  • Wash dishes, pots, pans, glasses, and kitchenware
  • Remove food from the fridge, freezer, oven, microwave, barbecue, and appliances
  • Return moved furniture and items to their original place
  • Switch off lights, air conditioning, heating, fans, and appliances
  • Close windows, doors, shutters, and blinds
  • Report any damage, malfunction, missing item, or incident
  • Leave used towels and linen in the designated place if instructed
  • Leave the villa in a respectful and orderly condition

By accessing the property, guests confirm that they have read, understood, and agree to comply with this House Standards & Safety Policy and are responsible for informing all accompanying persons.

Failure to comply with these standards may result in additional charges, termination of the stay without refund where permitted by the booking conditions, and deduction from the security deposit where applicable.
